Are approved inspectors agents for the local authority?

No, they are independent and are licensed by the Construction Industry Council Approved Inspectors Register to provide an independent service.


How do the fees compare?

Total Building Control Ltd endeavour to match or be more competitive with local authority fees on smaller schemes, and fee savings may be available on larger projects.


How quickly do Total Building Control Ltd respond to applications?

We aim to reply to applications within 5 working days.


How much notice is required to make an application to Total Building control Ltd?

A minimum of 5 working days is required to issue and have the initial notice accepted by the local authority. However, the earlier the application is made the better.


Does the local authority have any involvement in the project?

No, as long as the initial notice is still in force. There are time limits on the effect of the initial notice when the works are complete/occupied.


What geographical area do Total Building Control Ltd cover?

We are currently providing the building control function in South Wales (Swansea Office), Bristol/Bath (Bath Office) and Brighton/South London/South East (Brighton Office). Projects outside these areas will be dealt with using our network of Professional Consultants who will provide site inspection cover.
